Legal Background

Mr. Watson's practice focuses on transactional real estate and land use matters with an emphasis on drafting and negotiating commercial net leases, counseling commercial landlords and tenants, and advising clients during all phases of commercial real property purchase and sale transactions.

Prior to forming Gervaís Watson, Mr. Watson was an associate attorney at San Diego real estate law firms where his practice focused on the representation of property owners and developers during the project entitlement process as well as the investigation and resolution of title insurance claims on behalf of the firm's clients, which included First American Title Insurance Company, Land America Commonwealth, Lawyers Title, and Stewart Title Guaranty Company.

Prior to attending law school Mr. Watson served as a legislative aide for United States Senator Richard H. Bryan and San Jose City Councilmember Margie Matthews.

Mr. Watson is an active member of his community. He was elected to and served a two-year term on the Centre City Advisory Committee (CCAC). The CCAC is the designated community planning group for downtown San Diego and the citizens advisory board to the Centre City Development Corporation (CCDC). He is also the former President and a founding member of the Little Italy Residents Association, as well as a former member of the Downtown Parking Management Group. Mr. Watson is also the former President of the La Costa Chapter of Business Network International.

Representative Matters

The following list contains a sampling of the matters that Mr. Watson has worked on during his legal career:

  • Negotiated triple net leases for commercial properties located throughout Orange County, Los Angeles County, and San Diego County for franchisees of several national retail corporations.
  • Represented buyers and sellers of triple net single tenant investment properties located in Texas, Illinois, New York, and Mississippi.
  • Represented buyers in the acquisition of restaurants including Downtown Johnny Brown's in San Diego, California and the Campus CafĂ© in Carlsbad, California.
  • Represented property owner in subdivision of 44 acre parcel in the Bonsall Community into 9 lots for custom homes.
  • Represented property owners through condominium conversion entitlement process and issuance of Subdivision Public Report in Escondido, California.
  • Appeared before La Jolla Community Planning Association and San Diego Planning Commission and gained approval of open space easement abandonments, coastal development permits, planned development permit amendments, and lot line adjustments on behalf of property owners.
  • Investigated and resolved hundreds of title insurance claims in San Diego, Orange, Riverside, and Los Angeles Counties.

Education

Mr. Watson obtained his law degree from the University of San Diego School of Law in 2001 and a Bachelor of Science degree in International Relations from the University of San Diego in 1994.

Personal

Mr. Watson and his wife Felicia live in downtown San Diego with their three children.
